PropertyShop4U is a family run UK registered and based company. The company itself has many years experience in the overseas property market, Our British Property Managers live in Bulgaria all year round, and are on hand 24 hours a day, 7 days per week, to represent you and all your needs, and just as important, your clients needs.

In our experience there are 3 major factors for a successful property investment abroad.

  • The Property itself.
  • The Location
  • Which many buyers do not even consider, is the Care and Upkeep of their property.

To give a comprehensive service, we have our own cleaning and maintenance staff, and we offer a complete service designed to give peace of mind to our clients. So when you are absent from your property, you can still relax knowing your property is in safe hands, and it is being cleaned, checked and looked after for you.

Our clients benefit from a UK contract with a UK family run business.

Renting Out Your Apartment:

There are two clearly definable parts to renting out your apartment successfully:

Marketing and Advertising
Create online accounts for you with two overseas property rental companies. These accounts will give you access to online rental calendar, so you are fully informed of when your property is rented out.
Upload your property details to the overseas property rental companies websites including photos.
Setting up your bank account details where you would like the rental companies to pay you.
Taking and preparation of Photographs of your apartment
(The overseas rental companies we use pay you direct from their client into your bank account, we at no time have access to/or handle your rental income)

We also market and advertise you property for rental via our unique UK property rental system, which allows us to also market your property on overseas property portals like:
www.rightmove.co.uk  www.thinkproperty.com  www.propertyfinder.com www.propertyindex.com just to name a few, at present we advertise on over 10 of the top overseas property portals / websites.

For Marketing and Advertising your property with the 2 overseas property rental companies we use, and  since unfortunately we have to pay them to market and advertise your property, we charge 300 Euro’s per apartment per annum.

Although the overseas property rental companies take about 10% of any rental income they generate you, we at PropertyShop4U take 0% rental commission.

Our Rental Marketing and Advertising package runs from 31st January one year to 31st January of the following year and all clients are due to make payment no later than 28th February from the start of the contract, where the contract is entered into between these dates, payment is due immediately.

2. Property Management Services

  • Snagging Service (Chargeable).
  • Start of season clean (Free of Charge).
  • Key Holding – Give and Receive Keys.
  • Payment of utility Bills and Taxes (clients invoiced by PropertyShop4U)
  • Airport transfers arranged with fully licensed cars.
  • Cleaning Services.

  • Equipment hire – Cots, High chairs, extra beds (please book and pay in advance)
  • Car Hire (please contact us to arrange in advance).
  • Weekly check of your apartment all year round.
  • Inventory check.
  • Welcome packs for your clients (additional charge).
  • 24 hour advise and assistance for clients and their guests including emergency contact number.
  • Ventilation of the apartment throughout the year.
  • Running of water to ensure no water problems materialise.
  • Turning on water at start of season and off at end of season.
  • Closing up your apartment in preparation of winter.
  • Winter check (monthly) from November – April.
  • Immediate notification of any problems discovered with your apartment.
  • Any repairs to the property, on behalf of our clients, with the client’s full knowledge and permission, we will arrange for the appropriate technician.
  • Property Insurance arranged

 

Mid week cleans and laundry service can also be arranged.
Please note it is the responsibility of owners to provide the necessary itinerary needed for rentals. Please contact us if you need advice.

Winter Checks
Many people do not realise how severe the winter can be here in Bulgaria as temperatures can plummet to minus 20 degrees which can cause serious damage. We highly recommend our winter service for peace of mind.

We charge a flat fee of 500 Euro’s per apartment per annum for our Property Management Services

Our property management contract runs from 31st January one year to 31st January of the following year and all clients are due to make payment no later than 28th February from the start of the contract, where the contract is entered into between these dates, payment is due immediately.

 

No discount is offered for clients joining either our Property Management Programme or our Rental Marketing and Advertising Package outside these dates. Any client joining after these date will expected to pay the standard charges for the full year. 

Our Property Management Service Charges

Cleaning and Laundry Services are charged separately.

Cleaning of apartment (First initial clean at start of season free)
£25 - 30 Euros – 60 Lev’s
Laundry Services per load (load = 5kg)
£10 – 13 Euro – 26 Lev’s
Handyman Services
£15 – 20 Euro – 40 Lev’s per hour (minimum 1 hour charge)

Airport Transfers
PropertyShop4U aim to take the headache out of arranging airport transport     for our clients and guests alike. We offer a lot more than a taxi service. Our representative will meet you or your guests at the airport arrival area, displaying a board with the appropriate arrival names. On arrival at the complex, we do not just leave our clients at the gate, our representative will then take you directly to your property and see you safely inside.
Our foremost concern is for the safety of our passengers.

All our vehicles are non smoking, have regular service checks, are fully licensed and carry Public Liability Insurance.

Welcome Packs
These can be arranged for yourselves and your guests from the basic essentials to more personal requirements.

You must remember that some of your clients could be arriving late at night or in the early hours of the morning. They will be tired and weary and the last thing that they want to do is try to buy basic items the next morning when the shops may not even be open.
When there are young children involved this can cause even more stress which is not the way to start a holiday.

In our experience, property management is of the up most importance. Our service is designed for owners who wish to successfully rent out their property, by providing their guests with a high level of service to make them comfortable and welcome. For owners it is to feel secure in the knowledge, that should any problems arise, we are at hand 24-7.

Advertising and Marketing Rental Package

Annual Fee – 300 Euros

This service is meant for owners who have already got in place a maintenance and cleaning contract with another property management company, and they want to return their investment by renting their property out.

What does it include?
PropertyShop4U. as your local tour operator we accommodate tenants both for long and for short term rent.
Through our marketing department we run various advertising campaigns on both a local and international level. Our Marketing and Advertising strategy consists of membership of the 2 largest overseas property rental companies in the UK, press, internet sources, brochures, news bulletins. Internet marketing on a number of major overseas property portals / websites.

Our professional team assists tenants by meeting them at the airport / train station, arranging transport for them, or helping them to rent a car. PropertyShop4U also organise sightseeing tours of local attractions. Our team is in contact with spa and sport centres in the winter resorts - with ski instructors and companies who service ski tracks and ski lifts; and in summer resorts we work with many companies who offer a variety of sea sports. All this is offered to the tenants for their amusement and entertainment.

PropertyShop4U Ltd. is constantly in contact with the property owner and keeps them informed about current, future or past reservations and the rental market.
Our commission is 0% unlike some of our competitors who charge from 15% to 30% from the gross rental income in case of a short rental term (1-29 nights); or in case of long rental term (29 nights and more) they charge a commission of  the first months rental.
The 2 major overseas rental companies charge on average about 10% commission on any rental income THEY generate and 0% commission on any rental income YOU generate.

NOTE: If you have signed a contract with our company for the “Letting” service we will not be responsible for the maintenance of your property. This means that we will not be obligated to take care of cleaning, refreshing, washing and utility bill payments. That is why you must have organised all that in advance. We hope and expect that you or an authorised representative of yours will be available 24 hours in order to assist the tenants of your property and also to provide everything that they will need.

Full Maintenance, Management and Letting Services

Annual Fee – 500 EUR

PropertyShop4U offers a complete simple and easy way to ensure a return on your investment. We take care of the whole process, maintenance, management and letting. Making your property work for you, while you sit back relax and enjoy the experience.
Our full property management service is the best option if you are unable to play a hand’s on role with regards to your property. We attend to the maintenance of your property, paying your current bills, as well as the annual local fees and taxes. We take care of the advertising, finding tenants, arranging the cleaning and laundry services.

How do we execute this service?
The team of Property Management Ltd. has at its disposal a qualified staff of technicians, hygienists, gardeners, and security companies, who take care of the property maintenance. Property management services include: partial repairs, cleaning, refreshment, bed making, airing of the rooms, washing towels and linen, cleaning the tiles in the bathroom, cleaning the windows, cleaning carpets and furniture.

Through our marketing department we run various marketing campaigns on a local, as well as international level. We assist tenants, engaging ourselves with meeting them at the airport / railway station providing a bus, or we help them to rent a car. There is additional cost of 300 Euros for our Advertising and Marketing Package.
This additional cost is to cover the cost of marketing and advertising you property on the 2 largest overseas property rental companies websites and includes, photo preparation, uploading your properties details, setting up your online accounts, setting up your bank account details, so you are paid quickly and efficiently direct in to your designated bank account.

Our team keeps constant contact with insurance companies, and as the property should be insured against any risk, such as burglaries, earthquakes, floods and fire, PropertyShop4U are able to arrange a free no obligation quote for building and contents insurance. We keep constant contact with the municipal authorities, we prepare all the necessary documentation for the issue of a license for property rental which must be received from the municipality.
We represent the company/owner in front of the various local authorities and we provide assistance in the timely registration of tenants.
All rental monies are paid to you direct from the overseas property rental companies we deal with. At no time do PropertyShop4U hold, have access or otherwise deal with rental cash for you. So you can have your property rented out, safe in the knowledge that ANY money generated, comes direct to YOU.
PropertyShop4U Ltd. keeps constant contact with the property owner, keeping him/her informed about current, past or future reservations, about the expenses incurred, about the income, and about other important circumstances related to the property, by way of weekly or monthly reports.
Representing the property owner, PropertyShop4U arrange for the payment of the various utility bills like  Electricity, Water and Sewerage, telephone operators, cable operators and internet providers.


It is important to note that the annual fee for the service we offer does not include the amounts for the charges and bills referred to above.

The owners may use their property for as long as they want, they should inform us about such an intention in advance, so that we can take it into consideration with regards to future reservations made by tenants on a short or long-term basis.

There are specific requirements concerning the properties which are object to the service “Full Maintenance, Management and Letting”. They should be complied with as their fulfilment ensures high quality management and profitability of the property. Please, read the requirements below:

REQUIREMENTS

A very important requirement is that your property must have been granted Act 16 and a permission for use, so that it can work and be serviced in a legal way. For this purpose it is necessary for the procedure of the issue of these documents to be started, but this requires the preparation and filling in of a set of documents, as well as their submitting to different public institutions and departments.
Our team can do this for you.

We keep in touch with the municipal officials of the region, where your property is situated. If you desire to rent it out, you should have a license for this kind of activity. We are able to prepare the necessary paperwork and apply for a license on your behalf and to receive it from the City council, representing you as an owner of the property. The fee for this service is 100 Euros, which also covers the cost of the license.

Another essential requirement for the quality management of your property is that it has “Insurance for movable and immovable property”. For compensation over this insurance are liable damages (including damages, loss and expenses) of the insured property as a result of: fire, explosion, hailstorm, flood, freezing, landslide, demolition, earthquake and actions of misuse by a third party. We are an authorized representative of Allianz Bulgaria Holding - a world leader in the field of insurance and re-insurance.
We can assist in this insurance.

If you wish to rent your property out, it must be suitably furnished including all the necessary items for letting purposes. Please, have in mind that when we accept the property for “Full Maintenance, Management and Letting”, we make just minor repairs, arisen while using your property. This presupposes your property to be in excellent order, free of any building/structural problems, etc. All electrical appliances must be in good technical condition, working and safe for use. Quite often with new developments, "snagging" problems appear, so please make sure that you have had them dealt with, and fixed, before you offer your property to us.

An important requirement is also the maintenance of the communal areas of the property, including the gardens, swimming pools, children playgrounds, and parking lots. These all must be fully completed, in excellent order, regularly cleaned and maintained. These are of great significance for the vacation apartments which are to be rented out. We will not accept properties in apartment buildings/gated complexes which are not maintained and looked after properly.

It is very important for your property to be safe with view to its successful management. Here we should note that we will not accept properties in undesirable areas or properties which are not secure.

In case of short-term letting, the property must be regularly cleaned, refreshed, and the linen changed and washed at least weekly.  This is important for the comfort of your tenants. With our Laundry service we can take care of the regular hygiene of your property for you.

We reserve the right not to accept a certain property for “Full Maintenance, Management and Letting” if we consider that the property does not meet the requirements referred to above, and it cannot be reasonably put in proper order.
